- Technical data - BOMA
The leasable areas in ART BUSINESS CENTER are measured according to BOMA Standard (ANSI/BOMA Z65.1-1996) and have been conducted by WATTS CONSULTING. The purpose of BOMA (Building Owners and Managers Association) standard is to permit communication and computation between leaseholders and landlord on a clear and understandable basis. The BOMA Standard is generally accepted method for measuring in old as well as in new buildings and is applicable to any architectural design and type of construction.
This method provides that:
– Тhe leasable areas are computed by measuring the inside finished surface, so only actual occupiable area of the floor/ suit is included.
– The leasable area of a suit/floor does not include the Major Vertical Penetrations of the building such as staircases, elevator shafts, vertical doctus, pipe shafts and like, their enclosing walls.
Each suite is described with:
USABLE AREA – the most important concept, of prime interest to a tenant in evaluating the space offered by a landlord and in allocating the space required to house personnel and furniture. The USABLE AREA on a multi-tenant floor can vary over the life of a building as corridors expand and contract and as the floor is remodeled. The total of all usable areas on a floor equals the Floor Usable Area of that same floor. Usable area can be converted to Rentable area by using a conversion factor.
RENTABLE AREA – measures the tenant pro-rata portion of the entire office floor.. The RENTABLE AREA is fixed for the life of a building and is not affected by changes in corridor sizes and configurations. Basically, the sum of total Floor Rentable / total Floor Usable , for a given floor. The resulting ratio is used to convert any Usable Area to a Basic Rentable Area.
The RENTABLE AREA of a floor shall be computed by measuring to the inside finished surface the partitions/permanent outer building walls, excluding any MAJOR VERTICAL PENETRATIONS of the same floor.
No deductions shall be made for columns or other projections, necessary for the building. BUILDING RENTABLE AREA shall equal the sum of all FLOOR RENTABLE AREAS.
TOTAL RENTABLE AREA –
the lease price and service charge are calculated upon TOTAL RENTABLE AREA. It includes the RENTABLE AREA of the suit/floor together with the pro-rata part of the BUILDING COMMON AREAS.
FLOOR COMMON AREA –
The areas on a floor which are available primarily for the use of tenants on that floor. Examples include washrooms, janitorial closets, electrical rooms, telephone rooms, mechanical rooms, elevator lobbies and public hallways.
BUILDING COMMON AREA –
The areas of the building that provide services to building tenants but which are not included in the office area or store area of any specific tenant. Typically included in such areas are main lobbies, atrium spaces at the level of the finished floor, concierge areas, conference rooms, lounges, food service facilities, health or fitness centers, daycare facilities, locker or shower facilities, mail rooms, and service areas such as fully enclosed mechanical or equipment rooms.
Parking areas, portions of loading docks outside the building line, and major vertical penetrations are specifically excluded
